Made to sit quietly against the finishes you've already chosen

Every fabric and finish here is chosen to work with ink charcoal joinery and warm brass hardware — the palette most Blair Atholl homes are already built around. Sunscreen weaves keep the fairway or paddock view; blockout linings do their job properly in the bedrooms; and every motorised system runs on one app, so a house with this much glass still only needs one remote.

Why Blair Atholl

Estate windows ask for more than a standard blind

Blair Atholl sits on the golf-and-equestrian belt off the R512 corridor near Lanseria, where homes are built to look outward in two directions at once. That changes what actually works on the glass.

Fairway on one side, paddocks on the other

Homes here are built to look outward — over fairways from the living areas, over paddocks or a riding arena from the bedrooms. That's a lot of unbroken glass asking to be dressed properly, not just curtained.

Highveld sun and storm swings

Summer here means intense midday UV and fast-moving afternoon thunderstorms, hail included, roughly October through March. Sunscreen fabrics on the glass and wind-sensor auto-retract on exterior products aren't optional extras out here — they're the sensible spec.

Estate aesthetic sign-off

Like most secure estates on this side of Johannesburg, changing anything visible from outside — exterior blinds, roller shutters, awnings — usually needs approval from an aesthetics or architectural committee. We supply spec sheets and neutral colour samples that make that process easier, though the final decision always sits with your estate, not us.

Double-volume, gable-glass architecture

A lot of the newer builds here lean into double-volume living rooms and raked gable glazing over the entrance or the view side. Those windows want a purpose-made system, not an afterthought roller cut to fit.

Questions

Straight answers, before you enquire

Do exterior blinds or awnings need estate approval?
Most secure estates around Blair Atholl require sign-off from an aesthetics or architectural committee before you change anything visible from outside, including exterior blinds, roller shutters and awnings. We supply spec sheets, colour swatches and technical drawings with your quote so that process is as easy as possible — we just can't guarantee approval, since that decision sits with your estate's committee, not us.
Can you match our facade's neutral palette?
Yes. Aluminium venetians, external venetians, roller shutters and awning cassettes all come in a wide range of powder-coated neutrals — charcoal, stone, bone and similar tones that suit estate architecture. Bring a paint reference or a photo of your facade to the measure and we'll match against it.
What happens to an awning in a Highveld hailstorm?
Awnings are a shade product, not a storm product — extended fabric can be damaged by hail or a hard gust the same as any exposed material. The responsible spec is a motorised awning with a wind sensor, which auto-retracts before a gust or storm gets going. If you want full sun and heat control over a window or door, that's what roller shutters are built for.
We back onto the equestrian side — any privacy or dust concerns?
Paddock and arena-facing rooms are common on this side of the estate. Aluminium venetians wipe clean easily if dust settles, and tilting the slats gives you privacy from the yard without losing the light. For rooms with early-morning activity nearby, a blockout or day/night blind on the bedroom side handles both light and privacy.
Do you cover double-volume and raked gable glazing?
Yes — skylight and shaped-window systems are made specifically for raked gable glass and double-volume walls, and concealed recess blind boxes can be built into the ceiling design on new builds and major renovations for a completely clean look when the blind is raised.
Are your blinds child-safe?
Motorisation is the safest option — no cords or chains at all. Where a corded or chained product is preferred, cord and chain tensioners are fitted as standard, and we'll always flag wand-tilt or cordless options for nurseries and kids' rooms.
